Senior Maintenance and Facilities Manager
Position Summary:
We are seeking a highly skilled, strategic, and hands-on Senior Maintenance & Facilities Manager to lead the reliability, maintenance, and facilities operations for a printed circuit board (PCB) fabrication facility. This is a senior leadership role responsible for building a world-class, proactive maintenance and reliability program while overseeing the total operational efficiency, upkeep, and compliance of our buildings, grounds, and specialized production equipment.
Beyond day-to-day operations, you will serve as a key strategic partner in a significant operational transformation - establishing the systems, discipline, and structure that move the facility from reactive to proactive maintenance. You will mentor and elevate the existing maintenance team and align infrastructure with long-term business growth and technology roadmaps.
Essential Functions and Responsibilities:
- Establish and lead comprehensive Preventive (PM) and Predictive (PdM) maintenance programs across high-tech PCB fab equipment (plating/electroless lines, CNC drillers/routers, DES lines, exposure/imaging units, AOI, lamination, wastewater treatment).
- Implement foundational reliability practices currently absent - including FMEA (Failure Mode & Effects Analysis), asset criticality frameworks, root-cause analysis (RCA), and PM optimization - using reliability data to drive maintenance and capital decisions.
- Own and mature the CMMS; ensure disciplined work identification, planning, scheduling, execution, and close-out. Establish accurate documentation of all maintenance activities, including outside-vendor/OEM work.
- Mentor, guide, and elevate the existing maintenance team and supervisor. Expand critical competencies (e.g., LOTO) across the team to eliminate single points of knowledge and build resilience.
- Establish storeroom control, stocking strategy, and critical spare-parts management to minimize MTTR.
- Oversee facility subsystems - HVAC, cleanrooms (ISO classification / Class 10k/100k), DI/RO water purification, chemical delivery, compressed air, and industrial wastewater treatment.
- Manage the building envelope, grounds, security, and fire protection/life-safety systems; oversee interior and exterior facility upkeep and remediation.
- Ensure compliance with local, state, and federal regulations (EPA, OSHA, NJDEP) for hazardous waste, chemical handling, cleanliness standards, and workplace safety, in partnership with the environmental team.
- Align facilities and maintenance capability with long-term business objectives; plan and execute facility modifications and expansions for new technology and volume scaling.
- Formulate and manage the maintenance/facilities budget with rigorous documentation. Prepare itemized business cases and ROI analyses for capital investments, ensuring spending is tied to budgeted plans and proper approval processes.
- Identify energy-efficiency and waste-reduction opportunities to lower operational costs.

Required Education, Skills, and Experience:
- Bachelor's Degree in Mechanical, Electrical, or Chemical Engineering, Facilities/Reliability Management, or a closely related technical field (equivalent advanced technical experience considered).
- 6-8 years in maintenance and reliability leadership within a high-tech manufacturing environment, with 8+ years preferred. Direct experience in semiconductor fab or PCB fabrication strongly preferred. What matters most is a demonstrated track record of building reliability programs (FMEA, criticality, RCA, PM optimization) and leading teams through a reactive-to-proactive maintenance shift.
- Demonstrated experience implementing reliability programs (FMEA, criticality analysis, RCA, PM optimization). CMRP (Certified Maintenance & Reliability Professional) or equivalent is a strong plus.
- Proven experience leading and developing maintenance teams and external contractors, ideally through an operational transformation or reactive-to-proactive maintenance shift.
