Position Overview
The Leasing Specialist is responsible for actively leasing commercial properties, maintaining strong business relationships, and contributing to the company's overall occupancy and revenue goals. This role requires a proactive, sales-oriented approach with a focus on generating new leasing opportunities. Core Expectations This position is designed for a high-energy, sales-driven individual who demonstrates: - Strong interpersonal and communication skills - A proactive and self-motivated work ethic - Ability to prospect, negotiate, and close transactions - Willingness to canvass and conduct in-person outreach - A professional and personable demeanor - Coachability and openness to feedback and development Essential Duties and Responsibilities - Actively prospect for commercial tenants through canvassing, networking, cold outreach, and relationship-building - Conduct property tours and present available commercial spaces to prospective tenants - Assist in lease negotiations, renewals, and deal structuring - Prepare proposals, letters of intent, and leasing documentation - Maintain and develop relationships with brokers, business owners, and local organizations - Collaborate with District Property Managers to support tenant retention and service excellence - Coordinate and assist with marketing efforts, including signage, campaigns, and promotional outreach - Ensure all prospective tenant documentation is complete and compliant with company policies - Maintain accurate records of leasing activity in the company's CRM system - Prepare and submit weekly and monthly leasing activity reports - Monitor property conditions, signage, and unit readiness - Occasionally assist with residential leasing projects as assigned Qualifications Education and Experience - High school diploma or GED required - Previous experience in sales, commission-based roles, or customer-facing positions preferred - Real estate experience is a plus but not required Communication Skills - Ability to effectively communicate with internal teams, prospects, and external partners - Strong presentation and negotiation skills Mathematical Skills - Ability to calculate basic leasing figures including percentages, rental rates, and prorations Computer Skills - Proficiency in Microsoft Office (Excel, Word, Outlook) - Ability to learn and utilize CRM and internal systems Reasoning Ability - Ability to identify opportunities, solve problems, and make sound decisions efficiently Vaco by Highspring values a diverse workplace and strongly encourages women, people of color, LGBTQ+ individuals, people with disabilities, members of ethnic minorities, foreign-born residents, and veterans to apply.
