Scope of Position

Assistant Project Manager I: Entry-level construction management position. On project assignment, works with Project Managers, Directors of Construction, Project Directors and Superintendents by completing assigned tasks, as part of a project team. Expected to take ownership of assigned responsibilities and follow through completion. Participates in management training programs and receives training in company management tools, standards, policies and procedures. Has a basic knowledge of many project management competency techniques and concepts.

APMs are expected to spend most of their time on construction sites to effectively learn and implement construction management methodologies, gain firsthand experience in construction execution, and provide optimal support to projects and project teams, ensuring successful project delivery.

Job Responsibilities

  • Field Management, Safety, and Quality: Works with superintendent on subcontractor coordination, self-perform scopes, safety and quality management, and job site reporting and controls. Understands Haskell safety policies and communicates to subcontractors. Implements requirements of the Quality Implementation Plan (QIP). Regularly conduct site walks, observing and documenting construction activities and details, especially related to Safety, Plans / Specifications, Submittals, and RFIs. Provide detailed reports on observations to the PM and Superintendent. May be responsible for verification of proper materials and work in place.

  • Document Control and Project Communications: Reviews and transmits submittals; maintains submittal control log; prepares and manages requests for information and maintains RFI log. Manages drawing updates and preparation of meeting minutes. Manages as-builts and redline drawings in field.

  • Scheduling: Works with project team to update progress schedules which may include short term interval schedules. Assists in planning construction operations and sequences.

  • Financial Management: Assists with the management of project budgets, costs, invoicing, change orders and cost reporting. Applies knowledge of Haskell standard project numbering, cost codes and cost types to develop detailed budgets from project estimates.

  • Procurement and Commitments: Identifies and qualifies subcontractors and vendors for assigned scopes of work. Prepares and transmits bid packages and invitations to bid. Receives and analyzes received bids. In conjunction with project manager, may negotiate, draft and award subcontracts and purchase orders.

  • Estimating: Prepares detailed estimates and cost codes for initial cost control reporting and updates labor cost reports and summary cost reports.

  • Scope and Change Management: Identifies and documents changes in scope during construction. Understanding of prime contract and subcontract terms and conditions.

  • Design Coordination: Participates in design review meetings and reviews and monitors design with particular attention to scope, cost changes and constructability. May be responsible for applying for, tracking and expediting project permits. Coordinates with AE for design solutions and fixes for field identified clashes.

  • Client Relations: As directed by project manager, may interact with client including correspondence, periodic reports, change order requests, submittal of pay requisitions, and response to client inquiries and directives.

  • Project Lifecycle: Assists in preparation of project start-up and close-out requirements including unit cost history, operations and maintenance manuals, punch list management and agency inspections.

  • Software Knowledge: Acquire certification and proficiency in utilizing advanced technologies, including but not limited to Procore, Building Connected, scheduling software, drones, cameras, measuring equipment, weather metering tools, augmented reality apps, and other relevant devices and technologies for project management, verification and documentation purposes.

  • Travel as required.

  • Other duties which may be assigned as needed.

  • May supervise others.

Education & Years of Experience

  • Bachelor's degree in engineering or construction management, or equivalent is preferred.

Qualifications

  • Knowledge of the construction industry, including methods, engineering, equipment, technology, safety, etc.

  • Ability to monitor resources, including budgets, schedules and materials, in an environment of multiple, competing demands.

Environmental Factors and/or Physical Requirements

While performing the duties of this job, this position is required to have ordinary ambulatory skills sufficient to visit other locations; and the ability to stand, walk, stoop, kneel, crouch, and manipulate (lift, carry, move) light to medium weights of 10-50 pounds. Requires good hand-eye coordination, arm, hand and finger dexterity, including ability to grasp, and visual acuity to use a keyboard, operate equipment and read application/form information. The associate frequently is required to sit, reach with hands and arms, talk and hear.
