Role Summary


This position proactively supervises assets within a specific region/market of real estate to ensure customer excellence and to drive net operating income and growth for the business.


This particular role within the InterPark/Preflight Parking business supervises operations and employees at a parking garage, public/private parking lot or airport parking lot.



Essential Responsibilities





    • Operate the property(ies) with excellence and attention to detail.
    • Promote positive customer relations by being responsive and attentive to customer needs.
    • Initiate and oversee property maintenance, including but not limited to environmental, safety, security and mechanical issues for which landlord may be responsible, keeping properties in excellent condition.
    • Plan and implement property-related projects, on time and within budget.
    • Prepare and adhere to annual operating budget.
    • Monitor monthly financial performance of properties versus budget; control expenses as necessary to achieve goals.
    • Communicate with Market Officer, contractors, vendors, and IT as part of the objectives for the property(ies)
    • Support activities of landlords (if applicable) and/or leasing manager as necessary and appropriate to achieve and maintain high occupancy.
    • Oversee the process and management of third-party vendors in support of capital expenditures and facility improvements.
    • Reconcile accounts receivable and respond appropriately to delinquent accounts.
    • Facilitate hiring process and provide training and support to location employees and supervisors; offer managerial support when necessary and ultimately has accountability for entire operation.
    • Supervise and evaluate employee performance and lead or participate in coaching and discipline.
    • Coordinate and schedule employees to ensure appropriate staffing levels per shift to meet service requirements and budget. Oversee time and attendance system records.
    • Monitor all customer service inquiries, complaints, incident reports and claims.
    • Generate marketing leads and assist business leader with new business development. Research, prepare and submit quarterly marketing plan for each assigned location.
    • Recommend plans for pricing, including yield management and rate adjustments.
    • Coordinate financial accounting system implementation at location.
    • Ensure integrity of financial reporting and cash controls; audit cashiers and other reports, as needed.
    • Ensures all employees have been adequately trained on safety and security processes and procedures.
    • Remain vigilant for anything unusual or potentially threatening.
    • Monitor properties for safety and security
    • Recognize potentially dangerous situations and respond in the safest and most effective manner.
    • Remain available to staff during shift for reports of suspicious activity, security threats and safety concerns and provide assistance and instruction. Report all incidents to Market Officer and Employee Health and Safety/RISK Manager.
    • Participate in all Security and Safety trainings within the market.



    Eligibility Requirements

    • Must have a valid driver's license in order to operate company or customer vehicles.
    • Must be willing to comply with pre-employment screening, including but not limited to drug testing, reference verification, employment verification, and background check.
    • Must be willing to work out of and travel between the (MARKET) locations on a regular basis.
    • Must be able to maintain flexibility in work schedule in order to meet operational needs. This may require Manager to occasionally work outside of regular scheduled hours.

    • Must be able to walk or move to assist customers in a timely manner; In some cases, must be able to travel up and down parking garage ramps in order to assist customers and garage issues.



    Required Qualifications




    • High School Diploma or GED
    • At least 3 years of experience in supervising direct reports
    • At least 5 years of experience working in the real estate, leasing, finance, retail, hospitality or property management industry.


    • At least 1 year of experience working with financials/accounting, P&L reports and budgeting
    • At least 1 year of experience leading performance management functions, such as evaluations, coaching and discipline.



    Preferred Qualifications:



    • Degree in Business, Real Estate, Finance, Hospitality or Accounting
    • Experience in or knowledge of the off-airport parking industry
    • Experience working with and driving large vehicles (ex. Shuttle Bus, Large Trucks, etc.)
    • Excellent written and verbal communication skills
    • Strong problem-solving skills


    • Professional understanding of building valuation methods (income, market, discounted cash flow)


    • Excellent time management/multi-tasking skills
    • Strong safety knowledge and awareness and good judgment
    • Demonstrated leadership skills including motivating teams, inclusiveness, coaching and development, and clear and strategic thinking
