What this job involves:
As a Facilities Manager in Pinellas Park, FL at JLL, you will provide comprehensive leadership and oversight for facility management services within assigned facilities and geography, ensuring excellent coordination and execution of work within the client environment with minimal disruption. You'll manage, coordinate, and exercise functional responsibility for all reactive, corrective, and recurring service requests while supervising dedicated engineering staff and managing vendor performance during normal and off hours, including weekends when necessary. Your role is critical to operational success, as you'll develop and implement innovative programs, processes, and procedures that reduce short and long-term operating costs while increasing productivity and client satisfaction by working closely with the Global Facilities Lead, Global Engineering Director, real estate client, and business line client. You'll prepare and manage facility capital and operating expense plans, identify and execute projects to support client goals, and ensure compliance with portfolio-wide initiatives and all local, state, and federal laws and regulations pertaining to facility operations. Through your leadership, you'll ensure zero recordable and lost work day case injuries, maintain 100% safety training compliance, and embody JLL's commitment to operational excellence, safety culture, and comprehensive facility management that delivers seamless client satisfaction. What your day-to-day will look like:Relationship Management and Client Coordination: * Provide direction and information to facilities staff and service providers as required to ensure excellent coordination and execution of work within client environment with minimal disruption. * Coordinate and schedule maintenance activities while ensuring appropriate follow-up with customers for timely completion and satisfaction. * Develop and implement innovative programs, processes, and procedures that reduce short and long-term operating costs and increase productivity and client satisfaction by working closely with the Global Facilities Lead, Global Engineering Director, real estate client, and business line client. * Oversee the appropriate monthly, quarterly, and annual reporting for the client to support business decisions and operational transparency. * Ensure client satisfaction by providing seamless interface into client organization while demonstrating leadership, responsiveness, and creativity; performance is measured by client satisfaction scores. * Share best practices with colleagues within the account to promote continuous improvement and operational excellence. Compliance and Regulatory Management: * Provide overall facility services in accordance with account standard processes and procedures, including application of policies and programs and coordination of information. * Ensure compliance with portfolio-wide initiatives and required local, state, and federal laws and regulations that pertain to the operating of facilities. * Ensure no environmental permit violations caused by activities within service lines under control. * Ensure compliance with JLL Engineering Services Compliance Program and management audit requirements. * Maintain comprehensive documentation to support regulatory compliance verification and reporting. Process and Operations Management: * Manage, coordinate, and exercise functional responsibility for Facility Management services within assigned facilities and geography. * Ensure all reactive, corrective, and recurring service requests are performed timely and satisfactorily with focus on quality and efficiency. * Ensure suppliers manage work requests from issuance to completion and invoicing with appropriate oversight and accountability. * Prepare, submit, and manage facility capital and operating expense plans with the clients' goals and objectives addressed, track variances, and mitigate financial risks and exposures. * Identify, develop scope, and execute short and long-term projects to support client goals and operational requirements. * Perform periodic quality assurance inspections to ensure site scope services and SLAs are achieved; generate corrective action tasks as required. * Research, analyze, and report plan variances to support informed decision-making and budget management. * Perform timely and accurate CMMS system management for in-house staff and outside contractors; performance is measured by achieving response and completion percentage goals. * Work with CMMS manager to ensure that appropriate preventive and predictive maintenance programs are in place to support client assets. * Ensure that Asset inventory records, including MEP equipment, tools, and drawings libraries are up to date and accurate. * Develop and implement operational enhancements through innovation or efficiencies to ensure that client assets are appropriately maintained with the goal of reducing short and long-term operating costs, improving occupant satisfaction, and increasing team productivity. * Utilize business intelligence data or experiential knowledge to increase service levels and client satisfaction. Vendor and Performance Management: * Manage both technical and administrative staff to ensure effective service delivery and professional development. * Manage vendor performance during normal and off hours, including weekends when necessary, to ensure consistent service quality. * Manage vendor performance to achieve acceptable performance levels through active audit of supplier scope of work and partnering with vendor management. * Translate service contract scopes of work to performance actions by service providers for clear expectations and accountability. * Identify and escalate facility service issues with significant occupant impact with a sense of urgency for rapid resolution. People Management and Development: * Provide supervision of dedicated engineering staff while ensuring accountability and professional performance. * Develop staff in performance, customer service, and management skills through leadership and mentoring for continuous team improvement. * Foster collaborative team environment that promotes excellence and accountability. * Conduct performance evaluations and provide constructive feedback to support staff development and career growth. * Support special projects and other functions as required by manager or client with professional execution. Safety Management and Culture: * Ensure 100% Employee Safety Training Compliance across all staff and contractors. * Perform timely safety incident reporting and monitoring to support proactive risk management. * Maintain "0" Recordable and Lost Work Day Case Injuries through comprehensive safety program implementation. * Maintain 100% Overall Program - Safety PM Completion to prevent incidents and ensure compliance. * Maintain 100% Overall Program - Safety Repair Completion to address hazards promptly and effectively. * Utilize Pre-Task Planning Methods to identify and mitigate risks before work begins. * Embody Safety Culture through leadership example and consistent reinforcement of safety priorities. Performance Excellence Objectives: * Ensure no unplanned operational interruptions in critical areas caused by activities within service lines under control; performance measured by total time of disruptions or losses to business and facilities arising from facilities system or equipment failures, controllable outages, or actions of JLL staff or vendors (excludes disruptions from severe weather, localized power outages, or external emergencies). * Apply lessons learned from previous service issues to standards of work with the goal to eliminate repeat issues and drive continuous improvement. * Influence the actions of others through persuasive communication to achieve operational and safety goals. * Maintain professionalism at all times under stressful situations to support positive client relationships and team morale. * Manage work under time constraints while maintaining quality standards and attention to detail. * Multitask and work without direct supervision while maintaining accountability for results. Required Qualifications:Education and Certifications: * Bachelor's Degree in Business Management, Engineering, or equivalent combination of experience and education. * Certified Facility Manager (CFM), Facility Management Professional (FMP), or Sustainability Facility Professional (SFM) designations a plus. Experience Requirements: * 5+ years of experience in facility management or related field with progressive responsibility. * Proven record of providing excellent internal and external customer service in complex facility environments. * Demonstrated experience managing technical and administrative staff effectively. * Experience managing vendor relationships and performance to achieve operational goals. * Track record of successful budget management and capital planning for facility operations. Knowledge and Technical Skills: * Knowledge of industrial facilities management operations, safe work practices, accounting, CMMS, and building systems. * Strong understanding of preventive and predictive maintenance programs for facility assets. * Knowledge of local, state, and federal regulations pertaining to facility operations and compliance. * Understanding of environmental permit requirements and compliance management. * Familiarity with building automation systems and MEP equipment operations. Preferred Qualifications:* Advanced degree in Facilities Management, Engineering, Business Administration, or related field. * Professional certifications such as CFM, FMP, SFP, or PMP demonstrating commitment to professional development. * Experience in industrial or manufacturing facility environments with complex operations. * Knowledge of LEED, sustainability practices, and energy management systems. * Experience managing multi-site facility portfolios with diverse operational requirements. * Background in capital project management and construction oversight.
