Union Stationary Operating Engineer - IUOE Local 95 - JLL

What this job involves:

The Stationary Operating Engineer is responsible for the management, maintenance, troubleshooting, and repair of facility equipment and building systems.

Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others to successfully complete daily/weekly work assignments.

Key Responsibilities
  • Perform preventive and corrective maintenance, troubleshooting, and repairs on HVAC systems, electrical distribution equipment, plumbing, and building components.
  • Operate and inspect mechanical, electrical, plumbing, life safety, structural, and control systems to ensure optimal facility performance, safety, and code compliance.
  • Conduct routine facility inspections and respond to work orders using building automation and computerized maintenance management systems (CMMS).
  • Maintain detailed records for equipment, including readings, service actions, and maintenance logs.
  • Ensure compliance with all safety policies, procedures, and regulatory codes; maintain clean and safe work areas, including proper storage and disposal of hazardous materials.
  • Monitor and evaluate the quality, cost, and timeliness of maintenance work performed by outside contractors.
Required Qualifications
  • High school diploma or GED equivalent.
  • 2+ years of experience in building engineering (mechanical, electrical, plumbing, and HVAC systems).
  • Stationary Engineer license.
  • EPA 608 Universal Certification.
  • Valid state driver's license
Physical Requirements
  • Perform physical tasks including bending, sitting, kneeling, squatting, standing, reaching, and lying down as necessary to access equipment components; may be required for extended periods.
  • Work in various indoor and outdoor environments and weather conditions.
Preferred Qualifications
  • Technical or trade schooling related to HVAC, electrical, refrigeration, or plumbing.
  • Experience with Corrigo or similar CMMS platforms.
  • Additional HVAC certifications (e.g., NATE, RSES, manufacturer-specific).
  • Experience in commercial, industrial, or multi-tenant facilities.
  • Experience with building automation systems and fire/life safety controls.
  • Proficiency with MS Word, Excel, and CMMS platforms
